I guess the floods are probably caused by the tears of locals at the thought of an 'incomer'. :-)

    Are you purchasing or renting...

Watten is fairly dry... higher up the better... The river floods the fields especially at high tide and after heavy rainfall... Generally safe around the Watten crossroads...

    Blub, blub, blub!

Deep into that darkness peering, long I stood there, wondering, fearing, doubting, dreaming dreams no mortal ever dared to dream before.

You asked originally about flooding in Watten, well as mentioned the river does flood into farm fields occassionally, I have never seen the village under water and most roads remain open even after very wet periods.
I have attached a few pictures to let your see the type of flooding that Watten has had in 2011, most houses are not built where flooding could be a problem, but some get pretty close to being able to fly fish for salmon!

Pictures taken from the bridge over the Wick River at Watten. Some of the signs say take care when fishing!

I would contact SEPA for a definitive answer.
God, grant me the serenity to accept the things I cannot change,
Courage to change the things I can,
And wisdom to know the difference.

Check out SEPA's indicitave flood map on their website.
I encountered problems providing the link.

ducati, it was probably just a small fish being caught, however more typically the fish are a little bigger!

I think the link you were wanting to show is http://go.mappoint.net/sepa/ then enter Watten in the search box. It does take a while to load the map.

The floods are bad enough, then there's the tsunamis.
