How are people finding the new 'must have' home report? We find it very difficult and dont agree on the valuation in it.

The home reports are very useful, but do have their limitations.

They are very useful when browsing - you can sift out the properties that require work or just aren't suitable without having to do your own survey. However, if you are buying a property and require finance, then you probably would still require your own survey to satisfy mortgage lenders. Also, I do agree that the valuations are a bit on the high side.

From our personal experience they are a waste of time. We sold our house a few months ago, we had had home report done but the buyers had to have another survey done, the house they sold was the same and the had only had the report done about 10 days earlier! and the new house that we bought had the same issues - so really 6 surveys done on 3 houses. What we found worst with all of that was the time factor that it adds to it all, we were only told to have our new house surveyed very close to the moving date - bank never mentioned it until much later in the process.

As far as the valuations were concerned we were quite happy with the one both for the house that we sold and the house that we bought.

Its a con the only person who is benefitting is the surveyors who complete a valuation for the home report then often its the same valuation what is provided when the mortgage providers need their valuation. then the person who buys the property has to shellout the valuation and the home report costs - another grand on to expenses. And the surveyor - Double the money for one job. And again its us scots that are the guinea pigs of these unfair systems.

If you want to buy a house most will buy it anyway whether it has a home report or not. Well thats my opinion from recent personal experience
